The Setting arrives in summer 2027. Pre-leasing begins in fall 2026.

Join the Priority List. You will hear about pre-leasing, floor plans, and move-in dates before anyone else.

Rent depends on the floor plan, square footage, and lease term. View current availability or contact our leasing team for current rates. Penthouse pricing is available by request.

The Setting offers studio, one-bedroom, one-bedroom plus den, two-bedroom, and two-bedroom plus den apartments, along with five top-floor penthouse layouts. Visit Floor Plans for details.

Homes include quartz countertops, stainless steel appliances, under-cabinet lighting in the kitchen, porcelain tile in the baths, and an in-unit washer and dryer. Open layouts and large windows bring in plenty of natural light.

The five penthouse layouts sit on the top floor and range from 1,437 to 2,383 square feet, with two or three bedrooms. Each includes engineered wood floors, a gas fireplace, black stainless appliances, double ovens, a wine fridge, and a rainfall shower in the primary bath. Three layouts add a den and a half bath. The conservatory is a climate-controlled indoor space under a glass roof, the first residential conservatory in the Twin Cities. It is a place to read, meet friends, or enjoy some green in the middle of a Minnesota winter.

Yes. Residents have a professional-grade fitness center with cardio and strength equipment, locker rooms, a sauna, and a cold plunge.

Yes. The Setting has a seasonal outdoor pool and spa.

Yes. Entertainment rooms are available for private dining and events. Our onsite team can walk you through reservations.

Yes. The Setting has two levels of underground parking. Parking spaces range from $175 to $300 per month.

Yes. EV parking spaces with charging are $300 per month.

Yes. The Setting has guest parking spaces.

Yes. The Setting welcomes dogs and cats. Please contact our leasing team for more information and restrictions.

The Setting is at 7200 France Avenue in Edina, Minnesota 55435, in the Greater Southdale district. Galleria Edina, Southdale Center, and Centennial Lakes Park are all nearby.

Minneapolis–Saint Paul International Airport is about 15 minutes away, and downtown Minneapolis is about 20 minutes away. Interstate 494 and Highway 62 are each a few minutes from the building.
